This policy explains what information BreeSellsSanDiego.com actually collects, why, and what happens to it — generated directly from this site's technical configuration, not a generic template.

It has not yet been reviewed and approved by Bree or legal counsel, and is not yet in effect as a final policy. Some factual details (such as brokerage and license information) remain placeholders pending confirmation — see the notes on this page.
Who operates this site
BreeSellsSanDiego.com is operated by Bree Soellner, a real estate agent serving La Jolla and coastal San Diego. Bree Soellner is affiliated with Coldwell Banker Realty (California DRE License CalRE #01956669).
Information you submit to us
This site collects information only when you choose to submit it through one of its forms — never silently in the background. Depending on which form you use, that may include:
- Your name
- Your email address
- Your phone number (optional on every form that asks for it)
- A property address — either yours (for a home valuation request) or one you're asking about
- Any message or question you write
- Which property you're inquiring about, if applicable (a listing's address, MLS number, and URL)
- Whether you're requesting a property showing/tour
- Details relevant to a home valuation request, including a selling timeline
- Saved search criteria (e.g. price range, bedrooms, community) and an email address, if you use the "Save Search" feature on the property search page — see "Saved searches" below for exactly what this does and doesn't do
- Which page you were on and, if present in the URL, marketing attribution parameters (utm_source, utm_medium, utm_campaign) — so we can see which channel a submission came from
We do not require this information to simply browse listings, read the journal, or view community pages — only to submit one of the forms above.
Saved searches
If you use "Save Search," we store the search criteria and the email address you provide so that we can personally review what you're looking for and follow up if we have a matching or upcoming home. This is not an automated email-alert subscription, and using it does not add you to any marketing list.
Favorited properties
The heart icon that lets you mark a listing as a favorite does not send any information to us at all — the list of properties you've favorited is stored only in your own browser (using a technology called localStorage), on your own device, and is never transmitted to our servers or seen by anyone else. Clearing your browser's site data removes it.
Information collected automatically
Beyond what you submit yourself, this site automatically involves the following, all confirmed by a direct review of the site's code:
- Server infrastructure. Like any website, requests to this site pass through our hosting provider's infrastructure, which can involve standard technical information (such as your IP address) at the infrastructure level. This site's own code uses your IP address for one narrow purpose: slowing down automated spam submissions to our forms (a maximum number of submissions allowed from the same address within a short window). That IP address is held only in temporary server memory for that purpose and is not written to our database or attached to any form submission you make.
- Vercel Analytics. We use a privacy-focused, cookie-free analytics service to understand which pages and actions on this site are used — for example, that a property page was viewed, or that a form was successfully submitted. These events are recorded as categories (like "a home valuation request was submitted"), never with your name, email, phone number, address, or message attached.
- Mapbox. Pages with an interactive map (property and community pages) load a mapping service called Mapbox to display it. Mapbox's own software communicates directly with Mapbox's servers to draw the map, and — separately from anything this site controls — Mapbox collects its own anonymized usage information for its own purposes. We have disabled the one optional data-collection setting Mapbox makes available for this (performance-metrics collection); Mapbox's core anonymized usage tracking, used for its own billing, is a standard part of how its map technology works and cannot currently be turned off within their software.
- Browser storage for favorites. As described above, favoriting a property is stored only in your own browser's localStorage — this is automatic in the sense that no submission is required, but it never leaves your device.

How we use this information
- To respond to the inquiry, question, or request you submitted
- To provide the real estate assistance you asked for — a showing, a valuation, property details, general guidance
- To operate, maintain, and improve this website
- To detect and prevent spam, fraud, and abuse of our forms
- To understand, in aggregate, how visitors use this site (analytics)
- To power the property search and map features you interact with directly
We do not use the information you submit through our forms for advertising or to build an advertising profile of you, and this site does not run any advertising or retargeting pixel of any kind.

These are service providers we've chosen to help operate this site — not third parties we sell or give your information to for their own independent purposes.
MLS / property listing data providers
As of the last update to this policy, this site is not connected to a live MLS data feed — the property listings shown are locally maintained sample/demonstration content, not live inventory from a multiple listing service. This site is technically capable of connecting to Anywhere (Coldwell Banker / Realogy) or San Diego MLS / Realtyna (RealtyFeed) for live listing data, but that capability is currently switched off. If and when it is turned on, only the property search filters you enter (such as price range or number of bedrooms) would be sent to that provider to retrieve listings — never your name, email, or phone number — and this policy will be updated to describe that connection accurately before it goes live.
Data retention
The table below shows how long we currently intend to keep each category of information you might submit. These periods are proposed starting points and have not yet been formally approved as final business policy — they are not presented as legal requirements. We are not currently able to automatically delete data on this schedule; deletion today happens on request (see "Privacy requests" below) or manually.

Data security
Information you submit is transmitted over an encrypted (HTTPS) connection and stored in a database protected by access-control rules that, by default, block public read or write access entirely — only our server-side code, using a restricted service credential, can write to it. Our internal admin tools that let us review this information are gated behind a sign-in, and there is no public page anywhere on this site that lists or exposes submitted form data. No method of transmission or storage is perfectly secure, and we cannot guarantee absolute security, but we have not implemented any mechanism that exposes this data publicly.
Your privacy choices
You can ask us to access, correct, or delete information you've submitted, opt out of marketing communications, or ask a general privacy question at any time, whether or not a specific law requires us to honor that request. See Privacy Choices for how, and Cookie Policy for cookie-specific choices.
Privacy requests
Submit a request through our Privacy Choices page. Before we act on a request that would export, correct, or delete your information, we need to verify that the request actually came from you — typically by confirming you control the email address associated with your submission. We have not established a specific promised response time for these requests.
Marketing choices
This site does not currently operate a marketing or newsletter email system. Submitting a contact, showing, valuation, or saved-search form does not automatically enroll you in any marketing list — the only email you should expect as a result of a submission is a personal, direct reply related to your specific inquiry.
California privacy rights
Depending on where you live, you may have rights over your personal information under laws such as the California Consumer Privacy Act (as amended). Regardless of whether those specific laws formally apply to this business, we make the same set of choices — access, correction, deletion, and an opt-out of marketing — available to every visitor through our Privacy Choices page. We do not sell your personal information, and we have not shared it with any third party for that third party's own advertising purposes.
"Do Not Track" signals
Some browsers offer a "Do Not Track" setting. This site does not currently detect or respond differently to that signal — as described above, we don't run advertising trackers for it to meaningfully affect in the first place.
Global Privacy Control
Global Privacy Control (GPC) is a browser signal some visitors use to broadcast a general opt-out preference. This site does not currently detect or programmatically act on a GPC signal. If you send a GPC signal, the most reliable way to make sure we know about your preference is to submit a request through our Privacy Choices page directly.
Children's privacy
This site is intended for adults seeking real estate services and is not directed at children. We do not knowingly collect personal information from anyone under 13 years old.
Links to other websites
This site links to outside destinations — for example, a Google Maps search, or a social media profile. We don't control those sites and this policy doesn't apply to them; review their own privacy policies separately.
Changes to this policy
If this policy changes, we'll update the version number and "last updated" date at the top of this page. Material changes will be reflected here before or as they take effect.
